As a general rule, choosing functional over simply cosmetic and choosing neutral over exotic will pay off at resale. Taste and current trends can also affect the value of an update. Unusual colors typically have limited mass appeal.

So which updates generally add the most value?

• Increasing privacy and security (fencing, landscaping).
